From the Kvarner Bay to Central Dalmatia
We look after properties along roughly 300 kilometres of coast between Rijeka and the Makarska Riviera — mainland and islands alike. Deliberately no further: whoever is everywhere is nowhere quickly.
Three regions along one axis
Our area follows the Adriatic coast road and the A1 motorway from north to south. That keeps every property we look after within a manageable drive — including at short notice.
Kvarner
Opatija, Crikvenica and the islands of Krk, Cres, Lošinj and Rab.
North Dalmatia
Pag, Zadar, Biograd, Vodice, Šibenik and the Kornati area.
Central Dalmatia
Trogir, Split, Omiš, the Makarska Riviera plus Brač, Hvar and Šolta.
Kvarner
The northernmost region of our area and, for many owners flying into Rijeka or driving down through Slovenia, the quickest to reach. Krk and Pag are linked by bridge, so no ferry stands between you and the property.
Typical here are older stone houses inland and apartments in the coastal towns. Each brings its own themes: damp and roof timbers on one hand, building managers and shared ownership on the other. We inspect them differently.
North Dalmatia
The stretch between Pag and Šibenik, with Zadar at its centre. Most of the holiday houses with pools built here in recent years stand in this region — and the share of properties that are let is correspondingly high.
New does not mean maintenance-free: pool plant, air conditioning and solar arrays need an annual check, and where a property is let, any failure shows up immediately. We test the systems before the season opens.
Central Dalmatia
From Trogir through Split to Gradac at the southern end of the Makarska Riviera, plus the large islands of Brač, Hvar and Šolta. The southern boundary of our area.
The Split area is densely built and heavily let — there, speed of response in season is what counts. On the riviera and the islands, many properties sit on slopes, where drainage, retaining walls and storm damage are the recurring themes.
What is different on an island
We are glad to look after island properties — but honestly, we do it differently from mainland ones. Three things are worth knowing before you enquire.
The ferry sets the appointment
Except on Krk and Pag, which have bridges, every visit hangs on the timetable. So we cover several properties per crossing and keep fixed island days rather than making single trips.
Emergencies take longer
Our promise of “on site the same day” applies on the mainland. On ferry islands the last sailing can decide it — and in a storm there may be none at all. We say so in advance, not when it matters.
Tradespeople are scarcer
There are fewer firms on the islands, and in high season they are fully booked. We therefore put maintenance deliberately into the shoulder season — planned rather than urgent and expensive.

Where we do not work
We could claim to cover the whole of Croatia. But then we would not be with you within two hours when it counts — and that is the entire point.
- Istria — Pula, Rovinj, Poreč and around
- South Dalmatia — from the Pelješac peninsula, Korčula and Dubrovnik
- Inland — Zagreb, Slavonia, the Plitvice Lakes
Ask anyway: for neighbouring places we know colleagues and will pass you on without taking a commission. And where enquiries accumulate in one region, we look at extending.
