Whether you use your house yourself or let it out, the demands differ. That is why our services are grouped around both situations. Inspections and basic work are done by our own team; trade work goes to partner firms we have known for years.
Three services every property needs
These three are the base of any arrangement, whether you let the house or keep it for yourself. Everything else builds on them.
Property inspections
Inside and out to a fixed checklist: roof, façade, windows, plumbing, electrics, damp, pests. After every visit you receive a report with photographs by email.
Keyholding and emergencies
Your keys are held in a secured cabinet and every removal is logged. After a storm, a leak or a break-in we are on site within hours.
Trades coordination
We obtain quotes from our partner firms, instruct them once you approve, attend while the work is done and check the invoice — summarised for you in English.
Arrive and be on holiday straight away
Your house stands empty most of the year and should still be in the state you left it in. These services sit on top of the core arrangement.
Pool and garden
A pool forgives no pause. We test the water, dose it, clean filters and skimmers and keep the garden in shape — so nothing has to be laboriously recovered when you arrive.
In winter we close the pool down; in spring we bring it back into service, including a check of the equipment.

Arrival and departure
Instead of spending the first day of your holiday cleaning, you walk into a house that is ready: aired, clean, beds made, water and power checked. With a stocked fridge if you want one.
After you leave we take care of the final clean and secure the house for the empty months.

Authorities, post and administration
Croatian official post arrives without warning and with a deadline. We take in your post, read it, translate what matters and tell you plainly whether you need to act and by when.
We also deal with utilities, the municipality and the building manager on your behalf — under an authority we draft together.

A local contact for your guests
Letting only works with somebody who opens the door on arrival and answers the phone when something goes wrong. These services are added to the core arrangement.
Guest support and check-in
We meet your guests in person, hand over the keys, explain the house and its systems and stay reachable during the stay. At check-out we inspect the property and report any damage to you immediately.
Late arrivals and last-minute changes are the norm, not the exception — we plan for them from the start.

Changeover cleaning and laundry
Between two bookings there are often only a few hours. We clean, change the linen, restock consumables and tell you when something is missing or broken — before the next guest notices.

- Inventory check of crockery, textiles and contents

eVisitor, tourist tax and reporting duties
Every guest in Croatia has to be registered in the eVisitor system, and the tourist tax is settled through it. We file the registrations on time and give you a monthly overview.
Please note: we are not permitted to give tax advice — for that we introduce you to a Croatian tax adviser.

Building and renovation supervision
A renovation run from abroad is where most owners lose money: nobody is on site, variations go unchecked, dates slip without anyone noticing.
We represent your interests on the ground, from the quotation stage through to handover. You receive a weekly progress report with photographs and always know where the project stands.
